Nexxagen is a choice property development firm with core focus specializing in Property Development and related services. Other related specialist services include due diligence appraisals, cashflow projections and development proposals for all kinds of real estate including mixed-use developments, residential developments and commercial developments. Nexxagen is available to meet existing and prospective client’s property development needs and has the necessary expertise to offer superior service.

Our objective is to develop healthier and more productive spaces for our clients and customers and to make a positive contribution to our stakeholders and the communities in which we live and work.

Nexxagen is a privately owned real estate development and investment company, situated in the beautiful city of Durban, South Africa. Nexxagen was founded in 2020 by the current Managing Director, Dean Young following the completion of his MSc in Property Studies from the University of Cape Town and BSc in Property Development from the University of Kwa-Zulu Natal with the intention of developing affordable, high-quality residential and commercial solutions. Our name Nexxagen is derived from the premise of development with the next generation in mind.

As an innovative property developer we specialise in mixed- use multi-storey developments, residential homes and apartments, ranging from high-end to affordable-mid markets. We focus on satisfying today’s lifestyle seeker and investor by creating spaces filled with style, convenience, fun and comfort. Property Development Division

Our property development division are skilled in acquisitions, finance, design, development management and marketing.

Acquisitions

Our acquisitions department is skilled at identifying properties that are underutilized and potential land or ground-up developments, redevelopments, asset repositioning, and creative financing. Our team of professionals have the knowledge of current and emerging markets and can evaluate, negotiate, and close acquisition opportunities.

Design

In collaboration with renowned architects, landscape architects and interior designers the design team envision the landscape, architectural and interior concept. Nexxagen studies innovative designs and products from around the world and incorporate these trends into our projects. Attention to detail is paramount, from the eco-friendly plants, to curtain wall design to floor plans and the affordable yet luxurious interior finishes.

Finance

Nexxagen structures transactions with both private and commercial capital partners and debt providers. Our access to capital gives us the ability to execute our own and clients investment strategy to yield the desired returns.

Construction

Our development team is involved throughout the process from pre-construction planning, obtaining entitlement and permits, developing the budgets, scheduling, contract procurement, execution, tender adjudication, main contractor award and close-out.

Marketing, Sales and Leasing

Our development team, working closely with the marketing team and reputable estate agents, are committed to achieving the maximum sales and leasing price in a competitive marketplace. We manage all sales and leasing efforts in our property developments. Our marketing team identifies and estimates the market demand and creates the vision and identity of each project. Through market research, our team identifies the target markets and establishes effective, integrated marketing initiatives. Together with the development, design, and sales departments, the marketing department ensures each property is creatively positioned and branded to meet and exceed current market demands. Strategic marketing and promotional programs are devised in order to achieve maximum sales prices and sell-out. At the pre-development phase, we work in unison with estate agents, urban economists, property marketing specialist, architects and designers to craft the property in alignment with current demands.

Development Management

The final product conceived, created, managed and delivered by our development management team including design, construction, budget, marketing, and sales input from reputable firms. Our property development team set the strategic plan and manage the projects from conception through completion while addressing the diverse interests and viewpoints of the many private and public stakeholders. The development team focuses on green buildings and sustainable precincts. We have a strategic network that is built on partnerships, relationships, and resources. We maximize the potential return on investment. We have the capacity to manage the development process as an owner or principal and also on behalf of third party investors conducting an in-depth market analysis of the risks and rewards and employing capital, to meet or exceed investment objectives. Our projects are managed in-house, and advisory and consulting services are offered as well. We evaluate every element of the development process thoroughly and holistically to understand the most optimal direction to select. Our approach is aimed to ensure the highest level of success across our fully integrated services. Our aim is to preserve the highest economic, social and environmental return whilst maintaining the flexibility in design.

Transaction Advisory Division

Nexxagen’s transaction advisory department effectively and comprehensively manages all commercial and residential acquisition and sales transactions. By overseeing this process internally, we ensure a professional, service- oriented environment, making a complex transaction virtually effortless. This proactive approach guarantees an efficient transaction between all parties. We take the hassle out of property due diligence process (buy side and investment sale side)

Asset Management Division

Property Management

Nexxagen has developed an intuitive asset management team to reinforce the commitment to maintain the quality of each project developed. Nexxagen’s management expertise and direct access to its development and construction teams allow it to provide the most comprehensive range of management services, whether operational, financial, or physical. Our property management division aims to maximise net income through increasing rental income, reducing vacancies, minimizing operating expenses and diminishing arrears. Nexxagen’s asset management team manages the ongoing property operations in-house, providing direct control of income and expenses on investments. We strive to provide the lowest operating costs and levies through green lease and sales and the highest level of service through direct communication with owners, tenants, clients and residents.

Accounting

Nexxagen’s accounting and financial services departments are responsible for establishing effective internal controls, working closely with every Nexxagen department and ensuring that all transactions are accounted for in an accurate and timely manner. The department manages and coordinates high-level financial and tax reporting functions, as required by lenders and institutional partners, with complete transparency.
