The Raithby area offers the perfect blend of country charm, wine farms, restaurants and urban convenience, set amidst a rich history that dates back to 1844.

  • Newlands Estate is a new development that will feature:
    • a secure lifestyle
    • 63 freehold plots
    • owners having the freedom to control the design and build of their dream home
    • a clubhouse exclusively for the use of residents
    • landscaped common areas

The estate has been designed so that the residents can live with peace of mind in a beautifully crafted neighborhood that celebrates Raithby’s rich history and culture, whilst enjoying the breath-taking views of the Helderberg Mountains and rolling vineyards; being close to popular wine farms, restaurants, schools, beaches, golf courses, mountain bike trails, horse farms, walking trails, gyms, Stellenbosch University, Cape Town, the airport, and medical facilities.

The aim is for all the residents to indulge in the natural beauty of the surrounds, pursue individual interests, and cultivate a deeper connection with themselves and the world around them. Experience the best of both worlds – rural serenity and urban accessibility.

Newlands Estate not only offers an investment in a secure lifestyle, but also an astute financial opportunity as the area is an untapped gem – an excellent hedge against inflation.

Raithby is a small village that falls under the Stellenbosch Local Municipality, with a population of approximately 1000. It is situated off Winery Road, on the Western side of the R44 that connects Stellenbosch and Somerset West.

Founded in 1844 by Rev. Barnabas Shaw, South Africa’s first Methodist missionary, Raithby Village was established as a settlement for emancipated slaves who cultivated crops, whilst their children received an education. The village was named after Raithby Hall in England, following a donation from Mrs Brackenbury of Yorkshire, which helped establish the mission station.

Raithby is a rare and well-preserved example of a 19th-century Cape mission settlement, holding high historical significance due to its association with the abolition of slavery and the history of emancipation at the Cape.

Raithby provided 800 emancipated slaves with the opportunity to work on surrounding farms whilst cultivating their own plots of land.

Strawberries & Viticulture:

This is a notable agricultural activity in the area, with numerous farms cultivating high-quality strawberries & producing wines that are enjoyed by locals and visitors from around the world.

Many of the local residents are grounded and reliant on these farming activities, at times spanning generations. This has resulted in a strong, close, family centered and respectful community.

DESIGN GUIDELINES:

Newlands Estate aesthetic is based on the Cape Vernacular Design, and largely leaves the interpretation and imagination to the homeowner within the framework of the Estate Guidelines.

Cape Vernacular refers to the authentic, locally-derived architectural style of the Western Cape region, evolving from the arrival of settlers in the 17th century and adapting to the environment and culture. It represents a continuity of cultural heritage whilst also responding to new needs and technologies, often seen in a blend of classic and contemporary design.

BUILDING REQUIREMENTS:

Newlands Estate allows the homeowner the freedom to choose their own Architect and NHBRC and BBIC approved Builder as well as a period of 5 years to complete their dream project from date of initial registration of transfer of the erf.

There is an approved Architect and Builder on-site to immediately assist with building queries, plans & quotes.
