City of Ekurhuleni Property Rates are increasing — Here’s how to check if you’re paying too much

If you live in the City of Ekurhuleni, you’ve likely received notice of the https://publicportal.evaluations.co.za/emm/Index.aspx  and with it, the news that your property rates may be going up. 

This is particularly relevant for community schemes like estates and body coporates residents, where property values can vary significantly, especially as new developments are introduced alongside older, established homes. If your property has been overvalued, you could be facing years of unnecessary overpayment on your rates, this could mean a significant rise in monthly municipal bills starting July 2025. 

The good news? You’re not powerless. If you think your municipal valuation is wrong, now is the time to object.

Valuation and objection process

The value the municipality assigns to your property directly determines your monthly rates and taxes. If your home is valued higher than its actual market worth, you could be overpaying for the next four years — and that adds up.

To determine if your valuation is fair, all you need is a reliable market estimate or a Lightstone Property Value Buyer Report, which can be purchased once off on EzRates by Lightstone.  The reports are easy to access, available online, and offer powerful support when lodging an objection. 

How to object to an inaccurate property valuation in City of Ekurhuleni 

If you discover that your municipal valuation doesn’t reflect your property’s true value, you have until 25 June 2025 to submit a formal objection.

Here’s what to do:

Step 1: View Your Property’s Valuation

Visit the http://www.ekurhuleni.gov.za

Step 2: Get Supporting Evidence

Purchase and download a Property Value Buyer Report from the EzRates by Lightstone website.  

Step 3: Complete the Objection Form

Download the official objection form from the City’s website http://www.ekurhuleni.gov.za

Objection Process:
Grounds for Objection: Objections can be lodged if there are disagreements with any entry or omission in the valuation roll.

Step 4: Submit your objection

Objections must be submitted using the official objection forms, available online or at customer care centres.

Completed forms can be hand-delivered to any centre or submitted online.

Ensure you bring the Section 49 notice when submitting your objection to expedite the process.

Email or fax submissions are not accepted.

Don’t miss the deadline: All objections must be submitted by 15:30 on 25 June 2025.

Late objections will not be accepted, even if your valuation is clearly incorrect. Submit ASAP.
