A major new retail development is taking shape east of Johannesburg, with the highly anticipated Rondebult Shopping Centre expected to open its doors in August 2026.
Developed by Stonesman Projects and Retail Network Services, the 25,000m² shopping centre is being positioned as a vibrant community-focused destination that blends modern convenience with local character.
Located approximately 25km south-east of Johannesburg’s CBD, the new centre is being developed alongside the existing Vegieland Centre — a long-standing retail landmark in the area. One of the standout features of the project is the retention of the well-known Rondebult Flea Market, which has built a loyal following over many years and continues to attract shoppers from across the region.
The integration of the flea market into a modern shopping environment reflects a growing trend in South African retail developments — creating spaces that combine convenience, lifestyle and community engagement in one destination.
Positioned along the busy Van Dyk and Heidelberg Roads, with easy access to the N3 and N17 highways, the centre is strategically located within a rapidly expanding residential node in the Ekurhuleni Metropolitan Municipality.
According to the developers, the surrounding area has seen significant residential growth in recent years, with former agricultural land making way for new housing developments aimed largely at middle-income buyers and families. Estates and developments, including Dawn City, Sun Rock Village and Windmill Manor, have contributed to a growing population and increased demand for accessible retail and lifestyle amenities.

The completed shopping centre will feature 84 stores, with anchor tenants including Shoprite, Boxer and a flagship butchery, alongside fashion retailers, health and beauty stores, restaurants and essential service providers. Two drive-thru eateries are also planned, catering to the growing demand for quick and convenient dining options.
In addition to retail convenience, the development has been designed to support the needs of a growing commuter and family market, with free parking and dedicated taxi facilities forming part of the overall plan.
Once the Rondebult Shopping Centre is completed, the existing Vegieland Centre will be redeveloped into a new 4,500m² Build It flagship superstore, expanding the area’s retail offering even further.
Developers estimate that the broader retail market within the centre’s primary catchment area is valued at approximately R2.5 billion annually, with the new shopping destination expected to capture around 18% of this market.
Beyond the numbers, however, the project reflects something larger — the continued evolution of South Africa’s growing suburban and mixed-use communities, where retail spaces are increasingly becoming lifestyle hubs that serve not only shopping needs but also social connection and community identity.
