Izinga Estate Management Association (IzEMA) is an “umbrella” Management Association with 6 Estates as members and is situated in Umhlanga and more specifically at the lower end of Izinga Ridge. It currently consists of approximately 800 homes and current developments will see this increase to approximately 3750 units.

The word “Izinga” signifies an aspirational benchmark or level of achievement in the Zulu language.  Izinga features homes within a broader price range, from approximately R2,000,000 to R40,000,000  which meet high standards of quality and design. Inclusionary housing units of approximately 10% is applicable to Izinga. This is an increasingly important aspect of development, which is essential to sustainability to meet the need for more affordable accommodation for people working in the immediate vicinity.

The architectural style for Izinga uses an earthy African colour palette, combined with a Mediterranean /Balinese form. A classical expression of sub-tropical architecture clad in the tones and textures of Africa. To develop a suburb with a character of its own there is a need for uniformity and cohesiveness in building features. These features are effectively intended to be design responses to the climatic conditions of the environment. The Estate design code focuses on the treatment of roofs, scale, walls, windows, verandas and streetscape in order to facilitate a suburb characterised by its cohesiveness and appropriate climatic response. Izinga has its own Management Association IzEMA to take care of Architectural issues as well as security management and maintenance of public spaces.

IzEMA is responsible for the amenities that in due course will be common to all phases in Izinga. (E.g. public road reserve landscaping, open space management, security and building design code). The individual member Estates are responsible for amenities specific to their specific phase of the Izinga development (E.g. private roads, road reserve, landscaping in cul-de-sacs and plan scrutiny and enhanced security to cul-de-sac areas as owners see fit).

Izinga consists of gated Estates and open suburbs with an integrated Security Management System forming part of the design and planning of the entire neighbourhood. Security Management features include camera surveillance systems for the road entrances into the area and constant 24-hour monitoring in Control Rooms.

The open areas are interlinked with green open spaces, allowing residents to partake in recreational activities. These areas are also managed via integrated CCTV which is linked to foot, vehicle and Golf Cart patrols on the public roads and along pathways in the green open spaces.

Izinga consists of a series of ridges and wetlands. Portions of the development are being rehabilitated to their natural state with indigenous planting and some wetland areas, which become wet only periodically and provide attractive recreational space for walking, jogging, and cycling paths.
