Homes at The Somerset are of uncompromising and solid construction, superbly appointed and positioned to make the most of breathtaking False Bay and mountain views.

Each plot is carefully leveled to facilitate ease of movement around the property. Innovative terracing and embankment construction stabilises and maximises the scope for attractive landscaping, including parks, water features and peaceful communal gardens with indigenous plants. The design honours the architectural vernacular of the winelands as well as the original architecture of Somerset West, marrying The Somerset perfectly with its surroundings. Choose from a range of property options to suit your unique needs. – freehold homes, life right cottages and apartments

Freehold ownership

The Somerset offers the option of freehold title ownership, which is the simplest capital structure for retirees. Owners receive the title deeds and have the property registered in their own name(s). Under the Housing Development Schemes for Retired Persons Act of 1988, purchasers can be freehold owners of an erf and dwelling in a retirement village. Owners also benefit from protection under existing South African property laws.

When the property is sold, 25% of the net profit is paid into The Somerset levy stabilisation fund. The Home Owners Association (of which you will be a member) uses this fund to subsidise levy increases in times of high inflation.

Rates and taxes

Under this form of ownership you are liable for:

  • Rates and taxes
  • Home insurance
  • Internal home maintenance
  • Levy of the Homeowners Association.

Levies are cost recovery mechanisms with a fixed portion and a variable portion that is dependent on the size of your property. Levies cover costs associated with common facilities and services such as catering, security, garden services and general healthcare as well as external maintenance on all properties.  A Managing Agent administers the levies on behalf of the Homeowners Association. See the Levies Breakdown here.

Additional healthcare services are available in your home or at the Health Care centre.

Various floor plans to choose from:

The Somerset offers a variety of floor plans from which to choose, with properties ranging from 116m2 to 300m2 and erf sizes from 234m2 to 807m2.  All houses are fully compliant with the SANS energy-saving building regulations, and plans can be amended to suit your needs.

A 6-month period is generally allowed from the time of signature until completion with the plot transferring into the purchaser’s name before building to an agreed building contract, with phased progress payments.

Freehold houses priced from R5 092 000.

Life Right

A Life Right purchase is a transaction where you and your spouse/partner, as the nominated occupants, attain the right to live in a particular house for the duration of your lifetime. After this point, your capital is returned with an additional profit share, depending on the options chosen.

Choice of property sizes

Cottage sizes range between 88m2 and 157m2 with a choice of 1 or 2 bedroom units with an open plan kitchen, living area, patio and garage.

There are 19 well-appointed apartments in total with a choice of 2-bedroom/2-bathroom and 1-bedroom/1-bathroom units with open plan living/kitchen areas. Sizes range from 56m² to 130m²

Some apartments enjoy beautiful views whilst others have a lovely garden setting. There is also a communal lounge area for the benefit of all residents. Each apartment has designated parking.

The no-hassle option

When you decide to purchase a Life Right home, you have the comfort of a secure return on investment without the hassle of having to worry about:

  • Rates & Taxes
  • Homeowners Insurance
  • External Home maintenance
  • Safety and security
  • Access to on-site health care services and facilities

What is life right ownership?

  1. Life Right Ownership is a very widely practiced form of retirement home sales worldwide.
  2. The Somerset’s Life Right Ownership offers a flexible range of pricing and contracts. This allows for a capital contribution that suits you.
  3. There are no transfer costs attached to a Life Right purchase as there is no transfer of property taking place.
  4. The Life Right purchaser is not liable to pay rates and taxes to the municipality.
  5. No Value Added Tax (VAT) on your Life Right purchase
  6. Buyers are protected under the terms of the Housing Development Schemes for Retired Persons Act. Therefore, buyers have the security of knowing that their right of occupation is protected by law.
  7. At the time of sale, all levies must be contractually fixed for the first year and estimated for the following two years.
  8. Included in your levy is the external maintenance of your home, building house insurance, water and rates.
  9. In addition, the Life Right property owner is the Cape Peninsula Organisation for the Aged (CPOA), a non-profit organisation with a 65-year track record in caring for the aged.
  10. Furthermore, Life Rights purchased from CPOA can be traded with Life Rights in other CPOA villages. This is a service unique to the CPOA, and made possible due to the fact that the organisation has a large number of residential developments throughout the Western Cape. Terms and conditions apply to these trades.

This looks and reads very nice but it is not for the average retired person , houses at R5 million plus even if you have a house to sell, and what are the levies and frail care prices. Unfortunately it is for the very rich. The average retired couple have a house perhaps worth R3=4 million how can they afford R5 million to retire into. .
