How to Protect Yourself From Guest Damage as an STR Host

Two Things Every Holiday Home Owner Needs

One of the most common reasons holiday home owners hesitate to venture into short-term rentals – or lose sleep once they do – is the thought of letting strangers stay in their property.

The anxiety is understandable. Your home represents a significant investment, often with a deep personal attachment. And the idea of handing the keys to someone you’ve never met, trusting them to treat it with the same care you would, is not a small thing. The good news is that this anxiety has a practical solution. Specifically, two of them. Put both in place, and you can genuinely host with confidence – knowing that the overwhelming majority of scenarios are covered, and the rare serious ones are too.

Why the Fear of Guest Damage Stops So Many Hosts

The fear isn’t irrational. Guest damage does happen. Stories of parties, broken furniture, and properties left in a state circulate widely in hosting communities and understandably give prospective hosts pause. What most of those stories leave out is the context. The data from over 3,000 bookings processed through LekkerGuest – our in-house damage protection platform – shows that 93% of bookings end with zero damage claims at all. Of the 7% that do involve some form of claim, the vast majority are minor: a broken glass, stained linen, a small fine. Less than 2% of bookings result in anything that could be described as serious damage.

The fear of guest damage is real, but the actual risk is significantly smaller than most prospective hosts imagine – and the right protection framework makes even the worst-case scenarios manageable.

The Two-Layer STR Damage Protection Framework

Here is the framework that gives every short-term rental host the protection and peace of mind they need to host confidently.

Layer 1 – Damage Protection on Every Booking

The first layer is STR damage protection: a financial mechanism that sits behind every booking and ensures that if damage occurs, you have a means of recovering the cost directly from the guest.

There are two forms this typically takes:

  • Security deposit – a refundable hold placed on the guest’s card before check-in. If damage occurs, the relevant amount is deducted, and the balance returned. If no damage occurs, the full deposit is released.
  • Damage waiver – a smaller, non-refundable fee paid by the guest before arrival that provides cover up to a set amount for accidental damage. Hosts collect these fees and build a pool of funds to draw from when needed.

Between these two mechanisms, a well-run STR damage protection process covers the vast majority – typically 80 to 90 percent – of all damage claims, fines, and guest-related costs that arise during a stay. If you are not currently using a damage protection platform, LekkerGuest automates this entire process – guest verification, deposit or waiver collection, and claims – so the protection is in place on every booking without requiring manual follow-up.

Layer 2 – Proper Hospitality Insurance Cover

The second layer covers the scenarios that fall outside what damage protection alone can handle. This is where proper hospitality insurance becomes essential.

Standard homeowner’s insurance was designed for a property you live in – not one that paying guests stay in. Most standard policies do not cover:

  • Guest-caused fire or structural damage
  • Public liability claims if a guest injures themselves on the property
  • Theft or malicious damage by a guest
  • Burglary if the property doesn’t have an alarm

Hospitality insurance – sometimes called short-term rental insurance – is specifically designed for properties that host paying guests. It typically covers public liability (most good policies provide R10 to R20 million in cover), guest-caused damage beyond the scope of your deposit or waiver, and major structural incidents.

This second layer handles the 10 to 20 percent of scenarios that your damage protection process alone may not fully cover – particularly larger claims, liability situations, and events that exceed the value of the deposit held.

Why You Need Both – Not Just One

Some hosts operate with only a security deposit and no hospitality insurance. Others have insurance but no damage protection process. Neither provides complete coverage, and both leave meaningful gaps.

Damage protection handles the frequent, smaller claims quickly and directly. Hospitality insurance covers the rare but serious scenarios that could be financially devastating without it. Together they create genuine peace of mind.

The combination is what allows you to host any guest – from any platform, for any duration – with confidence that the bases are covered. Not because nothing will ever go wrong, but because when something does, you have a clear and effective path to resolution.

What This Looks Like in Practice

With both layers in place, your process as a host looks like this:

  • Every guest completes verification and pays their damage protection before arrival – automatically, with no awkward conversations.
  • If minor damage occurs, you lodge a claim through your damage protection platform and recover the cost directly from the guest’s deposit or waiver pool.
  • If something serious happens – a major damage event, a liability claim, a scenario that exceeds your protection cover – your hospitality insurance policy steps in.
  • Your profitability is protected. Your property is protected. And you can genuinely step back and let guests enjoy the experience without it costing you sleep.
