An innovative new lifestyle development at Cove Rock, East London is set to bring a combination of affordable housing opportunities, economic upliftment and social transformation to Buffalo City’s west coast. The response from market since RockCliff Living’s sales launch two weeks ago has been overwhelmingly positive.

“RockCliff Living is unique in the sense that it is based on principles of initiating social transformation and the creation of authentic community integration,” said Ashley Appolis of Pathisa Impact Fund, the main investor behind the project. “The development also has the potential to create much-needed job opportunities in the post-pandemic landscape and, perhaps most importantly, offer upward mobility and affordable modern housing options to hundreds.”

Positioned a few kilometres west of East London’s central business and industrial districts, RockCliff Living has an overall “built out” residential value of over R1.1bn. The development will provide a mixed-lifestyle community, including apartments, simplex, duplex, and free-standing homes. Prices at RockCliff Living start at R 799 000 (for apartments) and R 949 000 for homes.

Another huge drawcard is that a 100% bond is possible through Ooba Homeloans. Properties at RockCliff Living have no extra bond fees or transfer costs, all of which are included in the sales price.

Adds Appolis, “We believe in this project. As a high-impact development fund, we know that real social and economic transformation only starts when you change how and where people live. RockCliff Living will include a future on-site affordable private school, a retail development and open-air communal exercise and recreational areas. All homes include granite countertops, LED lights, solar geysers, gas hobs, fibre-ready connectivity, modern interiors, and built-in outside braais.

Johan Troskie of TEDCO Consulting Services, the Development Management firm in appointed to plan and manage the delivery of the project, added that the entire team behind the development had worked tirelessly to ensure more value for the homeowner with a better quality of life that’s affordable. “We considered every detail and employed a diverse range of experts in every field to put this together.”

Marketing and investment partner Jan Hofmeyr of Synion Development Solutions, said that RockCliff Living was created to give its residents the opportunity to live a balanced, wholesome life that would provide “time with friends and family, and the time for things that matter most. Sean Newland-Nell of Full Circle properties, which is in charge of all property sales at RockCliff Living, said the team has created a residential and lifestyle product with the four key ingredients to success: a fantastic position, good security features, functional, aesthetic design, and the fact that infrastructure was specifically designed around authentic community living.

RockCliff Living’s official launch was hosted at the East London Golf Club on 17th February, where a number of properties were immediately sold. Construction is earmarked to begin in April 2022 on the construction and infrastructure for Phase One homes.
