Dear homeowners and residents

After the quieter months of winter, it is wonderful to see the estate coming back to life. The days are getting longer, the gardens are beginning to show their spring colours, the golf course is looking greener, and there is once again that unmistakable feeling of more activity and energy around Kingswood.

For me, spring is always a time of renewal – and as I look around the estate, there is certainly plenty to feel positive about.

September also marks the first anniversary of our clubhouse. It is hard to believe that a year has already passed since we opened the doors. What was once a major construction project has quickly become part of everyday life at Kingswood – whether for a round of golf, a meal at La Famiglia, a visit to the Pro Shop, a coffee with friends, or simply spending time together.

A big thank you goes to everyone who has played a part in making the clubhouse what it is today. Most importantly, thank you to our homeowners and residents for embracing the facility and making it part of the Kingswood experience.

There is also some exciting progress at the former Gatehouse. The alterations to the building have now been completed, and our new tenant, Pure Movement, is busy fitting out their space and preparing to open their doors. We are very pleased to welcome them to Kingswood and believe that the services and products they will offer will be a valuable addition to our community.

We share more information about Pure Movement’s offering as well as their plans for operating from the estate later in this edition of The BUZZard.

September also brings the start of a new golf membership year. The past year has been a busy one for golf at Kingswood, with strong interest and increasing utilisation of our facilities. With that growth come some challenges, and we continue to work through these carefully – particularly around membership, prepaid rounds and ensuring that our golf facilities remain accessible, enjoyable and sustainable for our members.

Away from the clubhouse and golf course, there is plenty happening behind the scenes.

Our security and access-control improvements are progressing, with the integration of our ANPR cameras, LED visitor screens and Gallagher access system now operational. These improvements are intended to make access to the estate safer and more efficient, while also improving the experience for homeowners and their visitors.

Our infrastructure projects are also continuing. Roadworks around Plattner Boulevard and Airway Road have now been completed, while work continues on various drainage, irrigation, stormwater and other infrastructure requirements. Repairs to the damaged vehicle underpass and adjoining roads have commenced, with the section of Kingston Road incorporating the underpass expected to be closed for approximately five weeks.

Further developments will be shared with homeowners as the works progress. Much of this work may not always be immediately noticeable, but it is important work that protects and improves the estate we all call home.

There are also several governance and regulatory matters that we are working through. Following last year’s adoption of our amended constitution and the election of our new board of trustees at the June AGM, we are continuing to bring our policies and operating practices into alignment with the new governance framework. Some of these matters, particularly around short-term letting and our conduct rules, will become increasingly relevant as we approach the end of the current transitional arrangements later this year.

While these may sound like administrative issues, they ultimately affect the way we live together and the character of our community. Our aim is always to find the right balance between individual freedom and the collective interests of Kingswood.

And that brings me to what I believe is most important.

Kingswood is not simply a collection of houses, a golf course, and a clubhouse. It is a community.

The facilities and infrastructure are important, but what really gives Kingswood its character are the people who live here. As spring arrives, I hope we can all make the most of what our estate has to offer – enjoy a round of golf, have a meal at the clubhouse, take a walk, spend some time outdoors, support our businesses and service providers, and, perhaps most importantly, take the opportunity to connect with the people around us.

As management, our job is to look after the estate today while keeping an eye firmly on where we want Kingswood to be tomorrow. That means making investments, improving our systems, addressing challenges when they arise, and sometimes making difficult decisions. It also means listening to our homeowners and residents and working with you to continue building the community we all want Kingswood to be.

There is a lot to look forward to.

We have come a long way, particularly over the past year, but there is still much to do. As we enter this new season, our focus remains on consolidating what we have built, improving the way we operate, and continuing to create a safe, welcoming and vibrant environment for everyone who lives, works, and spends time at Kingswood.
